Most
Problems Start Out Small
Add to the list of Murphy's Law, "water leaks will occur at the most inconvenient
times". But when is a convenient time to have a water leak? If your water
system has pinhole leaks and you are constantly repairing it with clamps
- any sudden change in water temperature and pressure can cause the pipes
to give out and turn a small problem into one that is going to flood your
suite, your neighbours below and their neighbours. It will go on until
someone gets home, spots it and calls a plumber. At this point you no
longer just need a plumber, you need a restoration company to dry out
the carpets, repair the damage and you will need an insurance adjuster.
Your insurance adjuster will assess the damage and will take into consideration
"your duty of care". If you own the apartment building or are a strata
owner you have a duty to take care of your property. If you were aware
of the leaking problem and didn't do any thing to mitigate the damages
to other people's property you could be liable for these damages. This
is a serious issue and one that some owners have had to deal with, This
is one small problem that just won't go away and you need to show a "duty
of care" to your neighbours, your strata members or your tenants.

Why
Do Pipes Leak?
